Projects for this fall/winter

September 27, 2011karpito No Comments »

It’s been a long time since we shared a list of the projects we’re working in this blog. Actually, I don’t remember what was the last project commented in this blog and it is not my intention to go back and list all projects that we have completed in the last months/years? (you can check that information in our website http://www.landroninc.com/land-ron-portfolio-map.php -sorted by states… pretty cool eh?-)

Just because I’m not 100% sure if the website has been updated with the latest projects we’re currently working or recently finished, and because you’re really interested in knowing what we have been doing this summer, I’ll list them here:

Residence Inn by Marriott Jacksonville, FL; Residence Inn by Marriott Blue Ash, OH; Courtyard by Marriott Newark, CA; Residence Inn by Marriott Newark, CA; Courtyard by Marriott Cypress, CA; Courtyard by Marriott Westchase Houston, TX; Courtyard by Marriott West University Houston, TX; Courtyard by Marriott Daytona, FL; Marriott Tampa Airport, FL model room and some work done at the Residence Inns by Marriott Westchase and West University in Houston, TX…

Now, going to the subject of this post, and talking about the future, these are the places where we will be bringing our long sleeves Landroninc t-shirts in the next months (there are more projects in the pipeline and I’ll do my best to update this post when we get them…). I’m only posting the project name/location. If someone involved in the project wants to add more info, please feel free to add your comments.

Starting in October:

^^^^^^^^^^^^^^

Courtyard by Marriott Shelton, CT

Beverly Heritage Milpitas, CA (In the heart of Silicon Valley…)

For November:

^^^^^^^^^^^^

Homewood Suites Nashville, TN

Courtyard by Marriott West Orange, NJ

Marriott West Des Moines, IA

Hilton Garden Inn Washington, DC

Crown Plaza La Concha Key West, FL (I don’t think long sleeves will be necessary for this one…)

Late November/early December:

^^^^^^^^^^^^^^^^^^^^^^^^

Willard Hotel Phase II Washington, DC

Once again, there are more projects in the oven and smelling good :)

All your comments/corrections are very welcome, however, based on past experiences, I don’t expect many comments :(

Moving Forward

June 16, 2011karpito No Comments »

In response to the realities of a deteriorating economy, we’re taking important steps to realign Landroninc.

The fact that we have maintained our company in business during the economic crisis for the last two years reflects our strong business fundamentals and is a testament to our Mission Statement and Corporate Philosophy. Our services provides great value to our customers. Our financial position is solid. We have made long-term investments that continue to pay off.

But it is also clear that we are not immune to the effects of the crisis. As we have adjusted in the past, it is proper for us to proactively take the necessary measurements to support continued growth. Now we need to do more. We must make adjustments to ensure that our company are tightly aligned with current and future revenue opportunities. The current environment requires that we continue to increase our efficiency.

As part of the process of adjustments, we have eliminated some positions in different areas. The decision to eliminate jobs is a very difficult one. Our people are the foundation of everything we have achieved and we place the highest value on the commitment and hard work that they have dedicated to building this company. But we believe these job eliminations are crucial to our ability to adjust the company’s cost structure so that we have the resources to drive future profitable growth.

We’re taking a series of aggressive steps to increase efficiency by cutting fixed costs, office expenditures, vendors spending and hiring the best subcontractors.

Our leaders all have specific goals to manage costs prudently and thoughtfully. They have the flexibility to adjust the size of their teams so they are appropriately matched to revenue potential, to add headcount where they need to increase production in order to ensure future success, and to drive efficiency.

While this is a challenging economic climate the nation is facing, we want to reiterate our confidence in the strength of our competitive position and reliability of our approach. With our approach to investing for the long term and managing our expenses, we know Landroninc will emerge an even stronger industry leader than it is today.

Should you have any concerns or questions, please don’t hesitate to contact us at your convenience.

Orlando hotels fill 80% of rooms in March, best since 2008

April 21, 2011karpito 1 Comment »

I think THIS is a good sign… What do you think?

From the Orlando Sentinel

Orlando hotels filled about eight of every 10 rooms in March, a rare feat that hasn’t happened in three years.

Properties in the Orlando area logged an average occupancy rate of 80.6 percent — the first time the local market has topped 80 percent since March 2008. And last month’s occupancy was up 9.9 percent compared with the same month a year ago, according to data released Wednesday by Smith Travel Research.

“Even in our best times, it’s tough to get 80 percent,” said Scott Smith, a lodging instructor in the University of Central Florida’s Rosen College of Hospitality Management. When Orlando hotels manage such an average occupancy, it’s usually in February or March, two of the busiest months of the year for Central Florida tourism.

This year, the Orange County Convention Center hosted a number of large shows in March, including MegaCon, which was expected to draw 40,000 people; CTIA Wireless, with a projected head count of 39,000; and the Heli-Expo International, projected to draw more than 15,000 conventioneers.

While the average occupancy rate has returned to levels last seen at the outset of the 2007-2009 recession, area hotels have not been able to resume charging the kinds of prices they did three years ago. The average daily rate last month was $103.71, up 5.6 percent from a year ago but still far below the average overnight charge of $120.71 reported in March 2008.

The market’s overall improvement last month extended to all of its geographic segments, from downtown Orlando to Lake Buena Vista, and to all types of hotels, from luxury to budget. Smith said it’s an indication that people are traveling again, even if they have not totally shaken the effects of the recession, Smith said.

“They’re confident enough to travel and take vacations,” he said, though “they’re still uncertain about the future and the economy.”

Downtown Orlando reported the biggest percentage gain in average occupancy among all of the local submarkets, with an 18.6 percent improvement from March 2010. Even the hard-hit west Kissimmee submarket reported a 9.2 percent increase in its occupancy.

In Lake Buena Vista, hotels filled nearly 90 percent of their rooms, up 6.4 percent from a year ago.

CDL Drivers and Texting

February 18, 2010karpito No Comments »

On Jan. 26, 2010, the Department of Transportation issued guidance on 49 CFR Part 390, forbidding texting by drivers of commercial motor vehicles in interstate commerce. This includes vehicles with a gross vehicle weight rating over 10,000 lbs. or gross combination weight rating over 10,000 lbs., vehicles designed to transport 16 or more persons (including the driver), or vehicles that require hazardous materials placards regardless of vehicle size. The prohibition is effective immediately and is the latest in a series of actions taken by the department to combat distracted driving. The action is the result of the department’s interpretation of standing rules. The latest research continues to show that driver distraction is a major contributor to motor vehicle accidents. Research from the Virginia Tech Transportation Institute’s Naturalist Driver Studies show that drivers who text are 23 times more likely to be involved in a motor vehicle accident.

Vendor Name,

As we start to prepare for the New Year I want to remind you that Land-Ron works off of Purchase Orders.  Please be sure that you have a PO or PO number before you ship or release material. We know that you try and accommodate requests but your breach of this procedure may jeopardize your payment and you will certainly delay the payment.

When a PO is sent from the office and someone from Land-Ron comes to pick up the material altering the material on the PO in anyway has the same effect as not having a PO. Again I know you are trying to be helpful but PLEASE tell the party picking the material that you must call and get a revised PO before the material can be released

Buying in Home Depot

December 9, 2009karpito No Comments »

We are getting significant discounts in the local Home Depot stores based in the annual amount of purchases. In order to get this discount in the city that you’re currently working, you just need to ask for it. Sometimes (I’ll say most of the times) you need to ask for the store manager and make the request through him. It takes more time the first time to set it up, but you can save about 20%. Please, let’s take this in consideration in every project, it will help the budget of your project. And remember, a successful project is the one that have top-notch quality, is in schedule and within budget.
